Stone cottage old and new

The Loft had the wrong insulation installed causing condensation in the space. No support in the conservatory which was open and a massive source of heat loss.

New tech has advanced meaning we can now look at the fabric of any building  in a more comprehensive measured way. Thermal bridges are a main source of heat loss.

Georgian and Tudor mix

The  stone mullion widows were all rotten along with water ingress to the chimney and damp from a lack of ventilation. Old storage heaters costing a fortune to heat the home and cementitous render causing damp

Slipped tiles on the roof, failing double glazing I know ! A few issues with the loft conversion with port detailing to the insulated rafters

Detached Georgian 

Our drone survey found the tiles in the middle valley were delaminating no access from the ground was possible. Lots of cracked windows, sashes that needed repair and additions with no planning documentation.

Thatched  highlighting the build over time

A mix of build dates from the 1600s to the late 1800s detailing build eras, timber woodworm and a lack of ventilation newer windows meant this house was a sweat box ideal for woodworm.

When you should consider a RICS  level three survey ?

 If  the new home you are thinking of buying  was built prior to 1919 (now refered to as a heritage home) is unusal in construction, and built using older more tradtional brick, timber and often non standard construction methods.
